Being a landlord in the real estate industry is hard work. It takes knowledge and dedication to do it right. Here, I share with you 9 tips on how to be a landlord in the real estate industry specifically with single-family residences.

Tip #1- Treat it like a Business. Be professional and dress for success. First impressions go both ways! Be prepared and have all the documents you need with you.

Tip #2- Give them a great house. Provide your tenants a house you would br proud of. Don't take shortcuts when fixing it up. It is YOUR investment, afterall!

Tip #3- Be available 24/7. If wearing a tool belt when fixing up your rental properties isn't your thing, get a good list of subcontractors that are knowledgeable and can help you and your tenants when needed.

Tip #4- Stick to the contract. Real estate is a legal game. You need to know the rules and stick to the rules or your run the risk of getting walked all over.

Tip #5- Pick the right tenant. Being a landlord to residential real estate properties is what people do for passive income. Dealing with other's problems is not a fun hobby. Make your investment worth it- earn your passive income and generational wealth for your family and pick the right tenant.

Tip #6- Be a great communicator. Communication is key between a landlord and tenant. As a landlord, you must spell everything out. Tell them exacly what you expect in the contract and out loud.

Tip #7- Fix things right away. If you are going to ask that rent be paid on a timely manner, then don't be a slumlord. Fix the issues and they'll be more likely to pay you on time.

Tip #8- Payments. Figure out how you will get paid and make sure it will work out for both of you.

Tip #9- Document everything. In case of a legal issue, have everything documented in email so you have the proof to show the judge.
