Description from the creator

I have bought many occupied properties over the years as either foreclosure, from auctions, or even on the MLS. What I mean by an occupied property is the tenant or the previous owner still lives in the property even after I buy it.

You can read more about the process in this article here: investfourmore.com/2018/03/26/the-risks-of-buyi…

In some cases, I will buy properties where I have never seen the interior and they are still occupied by the previous owner. In other cases, we buy properties from the MLS where we have seen the interior, but we are inheriting a tenant who may or may not want to leave.

We usually try to offer the occupant cash for keys to quicken the move out process. In some cases, we may have to evict someone, but we try to avoid that if possible.

I also talk much more about the buying process in my book Build a Rental Property Empire: amzn.to/2qBC6ix
