The unknown... It's the one thing that EVERYONE is afraid of. If you want to be a successful investor you need to recognize this in yourself, and take the steps necessary to eradicate this fear.

The best way that you can overcome this fear is by simply saying "what if".

If you're looking at a piece of distressed real estate, do not write it off without first asking yourself, "what if I did buy this property". What steps would I have to take in order to make it cash flow? How much cash flow would this property earn me if I were to take those steps?

In other words, take the time to make the unknown, known.

More than anything, this will help you zag, while others continue to zig. It's what separates mediocre real estate investors from highly successful real estate investors!
