Description from the creator

Let me ask you a question and please be honest... Have you ever considered how to find a great real estate agent? Did you know that hiring the wrong real estate agent can cost you thousands of dollars whether you are buying a home or selling a home?

Welcome to episode #5 of the home buying guide 22 steps to your success! In today's video you'll learn how to find a local great real estate agent, questions to ask, and what to look for when it comes to real estate agents in general.

Most folks buying a US real estate will work with a licensed REALTOR. When you're buying a home it's important to ensure that you have the right buyer's agent to help. A great buyer agent will help you avoid the pitfalls of buying a home as they guide you through the home buying process. Not to mention a savvy buyers agent will listen to you as you share why buying a home is important to you, what you're looking for, and how it fits into you life.

Unfortunately, despite many great blogs, articles, and videos about how to find a good real estate agent seem to get overlooked by the vast majority of folks.

This is truly shocking to me! Let me share with you why and then you tell me what you think in the comments section below. Since you clicked on this video you likely recognize the importance of finding the right agent for the job of helping buy your new home.

However, it seems that many folks don't consider the fact that not all agents are created equal nor are agents the same. In fact, this couldn't be further from the truth. It may startle you to find out that according the National Association of REALTORS, the "average" real estate agent completes just 3.7 transactions per year!

Well... That's a pretty scary fact when you're entrusting what is many of our largest investment into real estate agents that are "average." Do you want an "average" doctor operating on your or an "average" attorney going to court for you if the need arises? Of course not! We want the best of the best! It's ok, it's only our natural preservation instincts coming out.

At this point, you may be asking... How to find great real estate agents? Great question! The same way you found this video today! GOOGLE an agent or more specifically head on over to Zillow.com and click on the agent finder tool. Once you find a group of agents matching what you're looking for, spend some time checking their ratings, reviews, and how many folks they helped over the past 12 months. Ideally, you want an agent with 12+ closing in the most recent 12 months.

Please don't get confused with all the hub bub about years of experience... Here's why... Let's say agent A is an average agent with 10 years experience and has helped a grand total of 37 folks successfully close on their new home. Agent B has 4 years experience and has helped a grand total of 100 folks close on their new home. In your honest assessment, which is the more experienced real estate agent?

Agent A: 37 closings over 10 years = 3.7 closings per year
Agent B: 100 closings over 4 years = 25 closings per year

Who do you want representing your best interest on your largest investment?

If so, the keep an eye out for designations and certifications a real estate may have. For buying a home, they include:
Accredited Buyers Representative (ABR) and Council of Residential Specialists (CRS). For selling a home the include: Seller's Representative Specialist (SRS) and Council of Residential Specialists (CRS).

When was the last time you worked with a real estate? Please tell what your experiences were in the comments section below and any of your tips on finding a REALTOR.
