How to calculate Return on Investment

Description from the creator

Most investors look at one number when they evaluate a rental property: monthly cash flow. But cash on cash return is only one piece of the ROI calculation, and for many properties, it is not even the biggest one.

Return on investment on rental property has four components. Cash flow is what hits your account each month after expenses. Appreciation is the increase in your property's value over time. Principal paydown is the portion of your mortgage your tenant covers each month, building your equity automatically. Tax advantages including rental property depreciation reduce your effective tax burden and improve true after-tax returns.

Most ROI calculators only show you the first one.

When you run the full calculation, with all four components factored in, properties that look mediocre on cash flow alone often look very different. And properties that seem to cash flow well sometimes underperform on total return once you account for market selection, appreciation trajectory, and financing terms.

The real estate investment analysis question is not just "what does this property cash flow?" It is "what is this capital actually earning me across all four return streams?"

Ron Phillips is the CEO and co-founder of Lineage, a rental property investment platform that combines acquisition, DSCR lending, insurance, and property management into one coordinated transaction. Every Investment Plan consultation at Lineage walks investors through the full ROI picture on any property before they commit.
