On that note, Upper Edge evaluates over 100 data points when screening applicants - court history is checked, they are run through the Residential Tenancies Branch database to see if another landlord has ever had a claim against them, in addition to standard evaluations such as past landlord, employment verfication, etc.

All applicants are ranked and if that applicant meets Upper Edge's miinimum criteria, the property is offered to the top ranking prospect. If the top prospect declines the unit, then it is offered to the 2nd place applicant, and so on. This system is the most fair and also ensures the company is not violating any aspect of the Human Rights Act, because every applicant is screened the exact same way.
